
Most people shopping for a concrete sealer are picturing a finish. A penetrating sealer is the opposite idea: you protect the slab and, when the work is done, the concrete looks about the same as it did before you started.
That trips up a lot of first-time buyers. So let's walk through what a penetrating sealer actually does inside the concrete, where it beats a surface coating, and where it falls short.
A penetrating concrete sealer is a thin liquid that soaks down into the pores of the slab and blocks water from the inside, rather than drying into a film on top of the surface. Because the protection lives below the surface, the concrete keeps its natural color and texture and there is no coating that can peel, flake, or wear through in the tire tracks. It is also called an impregnating sealer.
Concrete looks solid, but it is full of tiny capillary pores that pull water in the way a sponge does. That water is behind most of the damage we see on a slab: freeze-thaw spalling, efflorescence, salt scaling, and the dark blotches that never quite dry out.
A penetrating sealer is built to travel into those pores while it is still wet. Once it is in there, it either lines the pore walls so water beads up and rolls off, or reacts with the concrete itself to make the pore structure tighter. Either way, the working part of the sealer ends up inside the slab.
That is why a penetrating sealer changes the look so little. There is nothing sitting on top to reflect light.
It is also why the wear pattern is different. A surface coating takes the abuse from tires, foot traffic, and UV, so it eventually thins out where the traffic is heaviest. Protection that lives a few millimeters down is not being scrubbed by anything.
Penetrating sealers split into two families that do genuinely different jobs, and buying the wrong one is the most common mistake we see.
These line the pores so the slab stops drinking water. They are the ones that produce the tight beading you see on a well-sealed driveway after rain. Choose a repellent when your problem is moisture: freeze-thaw damage, de-icing salt, a patio that stays dark for two days after a storm, or a slab that keeps growing efflorescence.
These react chemically with the concrete to fill and tighten the pore structure, which hardens the surface and cuts down dusting. Choose a densifier when your problem is a soft, chalky, or dusting slab, most often on an interior floor. A densifier is a hardener first; water repellency is a secondary benefit at best.

Some products blend both behaviors. If the label does not tell you which problem it solves, that is worth a phone call before you buy.
The honest answer is that neither type wins outright, because they are aimed at different goals. A film-forming sealer, the category that includes acrylics and the heavier urethane and epoxy coatings, dries into a layer on top of the concrete. That layer is what gives you gloss, deeper color, and a barrier that sits between spills and the slab.

Read it this way. If you want the concrete to look exactly like concrete and your enemy is water, go penetrating. If you want the surface to look better than it does now, or you need a barrier against what gets spilled on it, go film-forming. We would rather set expectations now than have you disappointed in a month.
Before you buy anything, find out what the slab is already wearing, because that decides whether a penetrating sealer can even get in.
Pour a small cup of water on the surface and wait a few minutes. If it beads and sits there, something is still working and you do not need to reseal yet. If it soaks in and leaves a dark patch, the slab is unprotected and open.
Now look at the surface at a low angle in bright light. A slab with a film on it will show a distinct sheen, and where that film has started to fail you will see cloudy patches, flaking edges, or a lighter worn path where traffic runs. A slab that has only ever had a penetrating sealer looks like bare concrete whether or not the sealer is still doing its job.
This matters because a penetrating sealer cannot soak through an intact film. If there is a coating on the slab and you want to switch, the old film has to come off first.

Application is straightforward, and the errors that cause trouble are the ones people make in a hurry.
Step five is the one people skip. Applying more product does not push more protection into the slab, because the pores hold what they hold. The excess sits on top and can dry to a hazy film, which is the one way a penetrating sealer can end up looking like a bad coating.

One exception worth stating plainly: do not put Crystal Coat, or any paver or concrete sealer, on a McKinnon Stone Bond resin-bound stone surface. Stone Bond is refreshed with a fresh coat of Stone Bond resin, and a sealer intended for concrete is the wrong product for it.
A true penetrating sealer leaves the appearance essentially unchanged, which is the main reason people choose one. The slab will darken while the product is still wet and then dry back to its natural color. Products that combine penetration with a decorative finish are the exception, and their labels say so.
Penetration depth depends on the porosity and age of the slab and on the product, so we would rather point you at the technical data sheet than quote a number. A newer, denser, hard-troweled slab absorbs far less than an older, more open one. That difference is also why a test area is worth the time.
Neither is better in general, because they solve different problems. A penetrating sealer wins when you want the concrete to look untouched and there is no film that can peel. An acrylic or other film-forming sealer wins when you want gloss, deeper color, or a barrier against spills sitting on the surface.
Often not, because resisting water and resisting oil are separate properties, and many penetrating sealers are aimed only at water. For a garage floor where dropped oil and hot tires are the real concern, a coating designed for that duty is a better fit than a water repellent. Check what the label actually claims before you rely on it.
